Our real estate practice’s many years of practice cover a wide range, from real estate development and investment to real estate financing, as well as leasing, sale and lease back and rental systems. Our office provides advice to medium and large companies in the industry on all aspects of a real estate construction and utilization project, including structure, due diligence, transaction documentation and implementation, and related complex tax issues. Our partners carry out title checks on behalf of clients and have managed to address a variety of urban issues, antiquities and forestry issues and related disputes. In particular, the provision of our services includes, inter alia:
- Advice on structuring real estate markets and investments, restructuring real estate portfolios, and selling through the use of flexible and efficient systems,
- Carrying out due diligence of real estate, covering both legal and tax aspects.
- Undertaking procedures and enforcement actions for the acquisition and sale of real estate, including working with notaries and engineers, calculating taxes and filing tax returns on related transactions.
- Advising on real estate development for the creation of an Integrated Tourism Real Estate Development Area (POTA) as well as advising on real estate held for either residential / leisure or business purposes, including regulatory restrictions on land use, administrative permits and resulting from the transfer of land to border areas.
- Providing advice on the assessment and management of tax liabilities arising in Greece, related to the purchase, possession and disposal of real estate, as well as real estate security.
- Advise on the legal framework applicable to real estate projects, such as zoning and planning zones, permits and other regulatory approvals, forest and archaeological distances, as well as environmental issues.
- Advising clients on the establishment and operation of Real Estate Investment Companies and in all relevant regulatory, corporate and tax aspects.
- Representation of clients in disputes related to real estate.
- Providing advice on planning the inheritance of real estate.
- Providing advice to residents of third countries regarding the golden visa program, which was introduced by Law 4146/2013. In fact, it does not constitute a visa but a 5-year residence permit, which is granted to third-country nationals who either acquire real estate worth 250,000 euros, or invest in Greece, as well as the issuance of residence permits to investors.
